The Next Wave Refresh 2018

Sustainability Victoria commissioned AECOM to develop and analyse Victorian commercial building stock.

The research builds on the previous ‘Next Wave’ report by including major commercial building types (previously Offices only). The report utilises data from a range of sources including CLUE and Valuer General data to create a snapshot of the Victorian commercial building stock. The research identifies the key characteristics of commercial buildings including geographic, size, building type distribution.

The work is a valuable source of data for Victorian Government and industry to work towards addressing climate change challenges in the commercial built environment.

The Next Wave Refresh report is a valuable source of data for Victorian Government and industry to work towards addressing climate change challenges in the commercial built environment.

Mid-tier Offices Investment Performance Study

Sustainability Victoria commissioned Savills to research how the mid-tier office market performs in relation to financial investment and environmental performance. The research was funded by the Commonwealth Government.

The Mid-tier Offices Investment Performance study is based on data collated by Savills, covering 25 years performance and 1,435 mid-tier buildings. The research identifies the key characteristics, the financial investment performance analysis and the environmental performance.

Key findings from the study include:

  • Most mid-tier office buildings (MTOBs) are 40–60 years of age, multi-tenanted and privately owned
  • Victoria has the largest proportion of MTOBs without a NABERS rating i.e. 91%
  • Vacancy between 10 and 20% is the key driver to refurbishment, outside of those percentages on either end of the scale there is limited activity. Vacancy rates in Melbourne are 5–7%
  • Ownership influences how buildings are managed: for example, institutionally owned buildings are more likely to be NABERs rated and have ESD features included in upgrades than privately owned properties. None of the strata-owned buildings (14%) have a NABERS rating
  • MTOBs have generally higher vacancy rates than primary facilities
  • B and C grade buildings can be upgraded to perform like their premium counterparts through energy efficiency upgrades.

Mid-tier offices investment performance study

Sustainability Victoria commissionned Savills to complete a research project to better understand how the mid-tier market performs in relation to financial investment and environmental performance. The research was funded by the Commonwealth Government.

Energy Efficient Office Buildings: Transforming the mid-tier sector

The Energy Efficient Office Buildings research program report demonstrated that energy savings of up to 29% can be achieved across the mid-tier office building sector, via building tuning and cost effective energy efficiency measures.

It showed that improving the energy efficiency of Victoria’s older commercial buildings could reduce greenhouse gas emissions by 540,000 tonnes a year, the equivalent of taking 135,000 cars off the road.

It found investing in energy efficiency delivered a return for building owners after three years and reduced ongoing maintenance costs.

Twenty buildings of various sizes in Melbourne’s CBD, suburbs, and regional Victoria and built between 1960 and 2000 took part in the three year program.

Energy efficient office buildings

This report summarises the findings of SV’s Energy Efficient Office Buildings program, which was designed to assist owners of mid-tier commercial office buildings to reduce costs and environmental impacts via improved energy efficiency.

Mid-tier Research: The Next Wave

The Next Wave Report details the size, impact and retrofitting opportunities that exist among the non-premium, mid-tier end of the commercial office building sector in Victoria.

The report was commissioned by Sustainability Victoria and completed by Davis Langdon Australia.

Key findings include:

  • Buildings in the B, C and D grades represent 80% of the City of Melbourne office market
  • Buildings constructed between 1960 and 1999 would yield the most success from a targeted performance-based building retrofit scheme, due to the large numbers of these buildings spread across CBD, metropolitan and regional areas and the typical upgrade cycles of mechanical equipment.
